Turns out, on the TV there is a setting under: Menu -> Sound -> Additional Settings -> SPDIF Output -> Audio Delay. This 'Audio Delay' option was set to 30. I set it to 0 and both the playstation and the xbox were then able to use the TV as an HDMI audio output.

With your HDMI to DVI adapter you lose the audio signal. It's the DVI adapter as the others mentioned. I use the DVI and basically just run the audio though the RCA cables. When you convert it to DVI you kinda lose the HDMI fun. If your tv has an optical port this is the next best option to HDMI. Cheers mate.
